Why most "passive" real estate isn't

Real estate builds wealth. Owning it yourself, or through the wrong partner, costs you time and margin.

Doing it yourself

Landlording becomes a second job

Finding deals, managing contractors, screening tenants and handling 2 a.m. calls. Most investors trade their evenings for their returns.

Typical syndications

Every step is out of their hands

Outside contractors and outside property managers. When a renovation runs late or over budget, the operator can only make phone calls.

Flip-only models

Forced sales in slow markets

When a deal can only pay out by selling, the timing belongs to the market. Soft months turn into discounts and delays.

The Vantage advantage

One group of companies. Every step of the deal in-house.

CashOffer LP is backed by the Vantage Group of Companies. The same team finds the deal, buys it, renovates it, manages it and exits it, so we control the quality, timeline and budget of every deal. Then your capital goes back to work.

The CashOffer LP deal cycle: 01 Source, 02 Buy, 03 Renovate, 04 Manage, 05 Exit through refinance and/or rent-to-own, 06 Recycle, with your capital in CashOffer LP at the centre.
  1. 1

    Source off-market deals

    Vantage West Realty + CashOffer

Motivated and distressed sellers come to us directly through Okanagan's #1 independent brokerage and the CashOffer platform. We target homes 15–20% below market value.

  2. 2

    Buy on value

    CashOffer LP

Every deal is underwritten to a minimum 25% upside before we buy. If the numbers don't work on day one, we pass.

  3. 3

    Renovate to add equity

    Vantage Home Services

Targeted renovations that raise the property's value and rental income, done by our own renovation company.

  4. 4

    Manage for steady income

    Vantage West Property Management

Tenant screening, leasing and maintenance by the team already managing 1,400+ doors.

  5. 5

    Exit through refinance and/or rent-to-own

    Empowered Renter Program

We refinance to pull out equity, place rent-to-own tenant-buyers, or both. No forced sale.

  6. 6

    Recycle capital

    Back to step one

Capital returned from each refinance goes into the next deal, or to you as a distribution.

Our exit strategy

Why we exit through refinance and/or rent-to-own instead of flipping.

"Refinancing and/or rent-to-own is the most tax-efficient way we've found to maximize profit and recycle capital."AJ HAZZI, GENERAL PARTNER

We keep the asset

A refinance returns capital without selling the property. The home keeps earning rent and building equity for the partnership.

Capital goes straight back to work

Equity pulled out through a refinance pays for the next below-market purchase, so the same dollars compound across more deals.

Tenant-buyers who treat it like home

Through our Empowered Renter Program, rent-to-own tenants are working toward owning the property. They take better care of it, stay longer, and give us a buyer built in at exit.

No need to time the market

Because we aren't forced to sell, a soft market doesn't push us into a discount.

Deal walkthrough

How one property moves through the cycle

Market conditions now support our refinance and rent-to-own model, and it's what this raise funds. Here's how a deal is structured, using a dated 4-bedroom split-level in Rutland, Kelowna as the example.

17%below market at purchase
87%of capital returned at refinance
$280,500equity kept in the property
5 monthsfrom purchase to refinance
01–02 · Source and buy
As-is market value$785,000
Purchase price$650,000
03 · Renovate (Vantage Home Services, 9 weeks)
Kitchen, flooring, paint, bathrooms, suite upgrade$85,000
All-in cost, including closing and holding$750,000
Appraised value after renovation$935,000
04–05 · Manage and exit
Refinance at 70% of appraised value$654,500
Rent-to-own tenant, monthly rent$4,450
Tenant's option to buy within 3 years$1,010,000
06 · Recycle
Capital returned to the partnership$654,500
Two-storey home with attached garage in Kelowna

The $654,500 from the refinance went into the next purchase. The partnership still owns the home, collects rent every month, and has a tenant-buyer working toward purchasing it.

Protecting the downside

How we manage risk on every deal.

Margin of safety

We buy 15–20% below market value, so each property starts with a cushion.

Strict underwriting

A deal has to show at least 25% upside before we commit capital.

No personal debt for limited partners

Limited partners don't sign for mortgages or carry personal debt on partnership properties.

No forced sales

Refinance and/or rent-to-own exits mean we choose when to sell, not the market.

Full control

Our own renovation and property management companies do the work, so quality, timelines and budgets stay in our hands.

20+ years of experience

Led by a general partner who has operated through several Okanagan market cycles.

All investments carry risk, including the possible loss of capital. Target returns are not guaranteed. Read the offering documents before investing.

Led by AJ Hazzi

22 years of buying when everyone else is selling.

AJ bought his first property at 19 as a joint venture: his cash, a friend's credit. At 25 he opened Vantage West Realty in the middle of the 2008 crash, and built it into the Okanagan's #1 independent brokerage.

His best calls have come when the market was scared. He bought foreclosures off the courthouse steps in Arizona in 2009, publicly called the bottom of the Okanagan market in 2012, and has been structuring rent-to-own deals for more than a decade.

In 2018 he invited a few longtime clients to his home with a simple plan: buy homes at a 15–20% margin of safety, renovate them with his own crews and manage them with his own team. They committed $2 million that night, before a single deal was found. That plan became CashOffer LP.

Today, six Vantage companies and a 100-person team stand behind every deal, and AJ invests his own capital alongside his limited partners.

Questions

Frequently asked questions

Am I an accredited investor?

In British Columbia, accredited investor status is set by National Instrument 45-106. As an individual, you generally qualify if you meet at least one of these tests:

  • Financial assets (cash, investments, RRSP/TFSA holdings, not including your home) of more than $1,000,000, alone or with a spouse, after related debts
  • Net income before taxes of more than $200,000 in each of the last two years, or more than $300,000 combined with a spouse, and you expect the same this year
  • Net assets of at least $5,000,000, alone or with a spouse

Some corporations, trusts and registered advisers also qualify. Not sure? We'll help you check on the call.

What's the minimum investment?

$25,000 CAD.

How and when do I get paid?

Distributions are paid quarterly. Limited partners receive an 8% preferred return first. Profits above that are split 50/50 with the general partner. You can also reinvest your distributions through the DRIP.

What money can I invest with?

Personal funds, corporate funds, or registered funds such as an RRSP or TFSA. We'll walk you through the setup for each on your call.

How do I get my money out?

There is no capital lock-up period. The redemption process and notice period are set out in the offering documents, and we'll go through them with you before you invest.

What happens if the market slows down?

We buy below market and exit through refinance and/or rent-to-own, so we aren't forced to sell into a soft market. Properties keep producing rental income while we wait for the right time.

Who manages the properties?

Vantage West Property Management, our own company, which manages 1,400+ doors across the Okanagan.
